Statistical data supports the upward trajectory of real estate sales during the year's first half. Property developers and agents have reported a substantial increase in demands across residential & commercial real estate market. This demands can be attributed to several factors.

Firstly, there has been a shift in buyer preferences towards larger, more spacious homes that offer a comfortable and flexible living environment. Historically low-interest rates and favourable financing options have made property purchases more affordable for prospective buyers. These factors and improved consumer confidence have contributed to the rise in real estate sales.

The real estate sector in India has noticed a surge in inflows of funds, attracting the attention of both domestic and international investors. Real estate funds have experienced increased investments due to the sector's potential for attractive returns and capital appreciation.

Investors recognize the diversification benefits that real estate offers, further fuelling the inflow of funds into the sector. The stable economic recovery and the perception of real estate as a tangible and reliable investment avenue have bolstered the positive sentiment toward the real estate market.

Except for a few locations, we are currently seeing a decline in unsold inventory levels throughout the majority of India's major cities. The drop is ascribed to strong sales despite consistent new product introductions.

Additionally, regulatory changes and policy uncertainties can impact investor sentiment and project timelines. Market volatility and economic factors, such as inflation and interest rate fluctuations, can also influence the real estate sector.

Despite these challenges, the year's second half presents opportunities for real estate investment and development. Urban development initiatives and infrastructure projects create avenues for growth and investment. Conclusion

The Indian real estate industry saw a 4% increase in investments during the first half of 2022, reaching a total of $3.4 billion. The majority of these investments, about 48%, were in the office sector, followed by development sites or land at 33%. A significant highlight was the substantial improvement in retail investment, which accounted for 13% of total inflows in the first half of 2022, compared to just 1% in the entirety of 2021.

The leasing activity in the real estate market also experienced significant growth, reaching 29.5 million square feet in the first half of 2023, a remarkable 157% increase compared to the previous year.

Experts predicted that by the end of the year 2023, the gross absorption rate is estimated to range between 53 and 57 million square feet, which is a revised projection based on earlier growth expectations. In the second quarter of 2023 alone, there was a supply addition of 16.7 million square feet, showing a 64% increase compared to the same period last year.

In the industrial and logistics sectors, the overall leasing activity is expected to remain relatively stable in 2023, ranging from approximately 28 to 32 million square feet, which represents an increase of up to 12% on an annual basis.

This growth is primarily driven by the continuous expansion of third-party logistics (3PL), fast-moving consumer goods (FMCG), and manufacturing companies in line with the ongoing macroeconomic recovery.

Overall, these trends indicate a positive outlook for the Indian real estate industry, with increased investments, leasing activity, and opportunities for growth and development in various sectors
